What are the requirements to rent from Disciple Property Management?
Complete Application for all intended residents age 18 and older.
Each applicant must have:
- A valid Social Security number.
- Credit score of 625 or higher.
- 3X monthly income of rent.
- Pass criminal background check (conducted through completed application)
- Proof of income (e.g. recent pay stubs.) Two month pay stubs OR Offer Letter OR Leave and Earning Statement for Military OR most recent tax return for Self-Employed individuals.
- Child support or bank statements cannot be accepted as proof of income.
Other considerations:
- Rental / Eviction / Bankruptcy History
- Landlord Reference if requested

What’s the process to rent?
View the property.
Submit a completed Application with required attachments.
Get Application results. If approved:
- Pay the Non-Refundable Holding Fee to remove the property from the market.
- Lease Start Date is determined.
- Sign the Lease.
- Sign the Move In Inspection.
- Pay any Prorated Rent, Pet Fees, & a Rekey Fee.
- Pick up keys!

What if more than one person is approved for a property?
The property will be held for the first Approved Applicant to place the Holding Fee. If there is more than Approved Applicant, whoever places the Holding Fee first, “gets” the property.

How do I place the Holding Fee?
The Holding Fee must be paid in Certified Funds (Cashier's Check or Money Order).
Payment can be placed:
- In person at the Disciple Office, during business hours, 9-5, M-F. Doors are kept locked, so please knock upon arrival.
- Via the dropbox at the Disciple office.
- The dropbox is available 24/7.
- Please label all payments.
- Mail / Fed Ex / UPS to DPM’s office Via 24 hour delivery, with tracking #. Photo of the Tracking Receipt MUST be emailed or texted to a member of the Disciple Team for the Holding Fee to be considered received.

How much is the Holding Fee?
The Holding Fee is equal to one month’s rent for Approved Applicants.

Do I have to pay a Security Deposit in addition to the Holding Fee?
No. When the Lease begins and keys have been picked up, here’s what happens with that Holding Fee you paid.
$250 pays the Admin Fee. The remaining amount becomes your Refundable Security Deposit.

Is my Security Deposit refundable?
Yes! And Disciple loves it when residents get their entire Security Deposit back! When Notice of the upcoming move out is received, Disciple will send you detailed Move Out Guidelines that explain from ceiling to floor for every room what is expected. Leaving the home in great condition is a win for the Resident - allowing you to receive back your entire Deposit - and a win for Disciple, allowing us to relist the house very quickly and with minimal repairs.

Can I place a Holding Fee for a property I have not viewed in person?
DISCIPLE PROPERTY MANAGEMENT STRONGLY RECOMMENDS AGAINST PLACING A NON-REFUNDABLE HOLDING FEE FOR A PROPERTY YOU HAVE NOT VIEWED IN PERSON. Disciple does not guarantee non-essential repairs or enhancements for any property. Photos on advertisements may not be current. Expectations vary and our desire is for you to be satisfied, with no regrets about your rental home.

How long can a property be held before the Lease has to begin?
With a Holding Fee paid by an Approved Applicant, a property can be held for up to 10 days. If the 10th day falls on a weekend or holiday, it rolls to the following business day.

How quickly can I move in after I pay the Holding Fee?
Typically it can take 3-5 business days from receipt of the Holding Fee. If the property needs a tidy clean (which is not uncommon after multiple viewings have taken place), that must be scheduled and completed. Then a Move In Inspection is scheduled and completed.
Once the Lease Start Date is determined, then all necessary documents are prepared.
For these reasons, SAME DAY OR NEXT DAY LEASE START DATES ARE NOT PROBABLE.
Lease Start Dates are scheduled for business days, Mon-Fri, 9:00am-5:00pm. No weekend Lease Start Dates are available.
Property Availability dates are tentative and subject to change with ongoing repairs and availability of our inspectors.

What if I change my mind after I place the Holding Fee?
If the Lease has not been signed and you choose not to move forward the property, the entire Holding Fee is forfeited. Why? When a Holding Fee is placed, the property is removed from marketing. Then all other interested parties are notified it’s no longer available, so they move on. So if you change your mind, the marketing process has to start over.

What will I owe on my Lease Start Date?
At or by key pick-up on your Move In Date you will need to pay:
- Pro-rated rent for the remainder of the month, if Lease Start is not on the 1st
- Pro-rated Pest Control
- One time Re-key Fee
- Non-Refundable Pet Fee, if you have Authorized Pets
- Pro-rated Pet Rent, if you have Authorized Pets
The specific amounts will be emailed to you once the Lease Start Date is set.

Can I move anything into the property before my Lease Start Date?
Unfortunately, no. By law your rights to the property begin on the Lease Start Date and not before.

What if I don’t like something in the Lease?
Lease terms are non-negotiable. Once the Lease is signed by all parties, it is a legally binding document and is irrevocable for any reason.

When is rent due?
Rent is due on the 1st by 5pm. Payments received later are considered late.

How many house keys come with a rental?
Each property will come with two (2) keys that are not allowed to be duplicated by Residents.
- Resident requested additional keys beyond the two (2) provided will require an additional $25 added to Security Deposit per key. This payment will need to be made in the form of cashier's check, or money order. Unfortunately this cannot be paid online, and cash is not accepted at the office.

Is smoking or vaping allowed in any Disciple rental homes?
No.

Why do residents pay monthly for Pest Control Service that comes every 3 months?
Quarterly treatment is standard with pest control, and monthly payments split up the cost.

What comes with Pest Control service?
Scheduled quarterly treatment for standard pests, both outdoors and indoors. (Indoor treatment is required, for the ongoing protection of the property.)
If residents have pest-related issues in between scheduled treatments, they can contact the pest control vendor directly for retreatment.
