I want to move out, but my roommate wants to stay. What do I do?
At least one of the original Residents must remain on the Lease, and the remaining Resident(s) must qualify for the property without the outgoing resident. Contact the Disciple Team at Info@DisciplePM.com for details. -
My lease expiration is coming and I want to move out. What do I do?
Sign into your Online Portal. Click Contact Us. Click Request Notice to Vacate. -
Who is responsible for paying for repairs & maintenance requests?
It is Resident responsibility to submit Maintenance Requests through the Online Portal. Basically repairs related to the wearing out of materials from fair wear and tear or age are Homeowner responsibility. However that does not include any resident-caused damages or repairs, many of which are listed in the Lease Section 3.2 Tenant’s Responsibilities. Avoidable repair costs that are Resident responsibility include issues caused by resident abuse or neglect, clogged plumbing within the premises (between the home and street or the home and a septic tank), and issues tied back to HVAC filters not being changed monthly. -
I want to add a roommate. How do I do that?
Email Info@DisciplePM.com that you wish to add a roommate.
Anyone over the age of 18 who’s going to live at the property must complete an Online Application, passing the criminal background screening. For an application, go to Available Rentals and click the listing for Roommate Property.

May I break my lease early?
Yes. Please see your Lease Section 2.11 for details.
Big picture, here’s what you’re responsible for:
- Pay an Additional Admin Fee equal to one month’s rent.
- Pay ongoing rent / monthly charges until the property is re-rented or your Lease End Date passes. You remain fully responsible for lease terms until then.
Steps if you want to break your lease:
- Give Disciple your Notice thru your Online Portal, or by emailing Info@DisciplePM.com.
- Pay an Additional Admin Fee equal to one month’s rent. This triggers the Move Out Process to begin on Disciple’s end. Disciple will then send you Move Out Guidelines and instructions.
Remember, the better the condition you leave the home, the faster Disciple can get a new resident placed, so your lease can end.

AAAAAAHHHH! I have an After Hours Emergency! What do I do?
Submit a Maintenance Request through your Online Portal, with a photo.
Call the Main Office phone # at 912.452.1777. Press the option for After Hours Emergencies. Follow the prompts and do what they say.

Someone is parked in my assigned parking space at my apartment or townhome. What do I do?
Please take a photo of the vehicle with its license plate visible and the parking space number included.
Please email Info@DisciplePM.com and let us know that this vehicle is parked in your assigned parking space.

How do I get additional house keys, since they cannot be duplicated?
Contact the office via Info@DisciplePM.com.
Let us know how many additional house keys you desire.
Pay $25 per additional key in Certified Funds (Money Orders or Cashier’s Check from a bank). This will be added to your Refundable Security Deposit.
Arrange to pick up your new keys from the office. If you need to pick them up after work hours, no worries! We can leave them for you in a lockbox on the office doors.

I lost a house key. Can I get a replacement?
Yes. Replacement keys are $25 each and can typically be paid through your Online Portal.

My pool / amenity card is not working (for properties with neighborhood pools or locked amenities). What do I do?
Contact the office at Info@DisciplePM.com. We can instruct you further, as what to do varies from HOA to HOA.
